Melbourne, July 2025: Q3 2025 will see the opening of one of Melbourne's most exciting launches – Hotel Indigo Melbourne Little Collins and Holiday Inn Melbourne Bourke Street Mall. The dual hotel project, eight years in the making, sees the revitalisation of Melbourne's once thriving Bourke Street Mall precinct, and a transformation of its surrounding laneways.
Developed by Steadfast Capital, Hotel Indigo Melbourne Little Collins and Holiday Inn Melbourne Bourke Street Mall have been brought to life through the vision of acclaimed global design studio Buchan and the proven expertise of Hickory, one of Australia's most innovative construction firms. Together, they have created a bold statement in architectural excellence and meaningful urban renewal.
The dual hotels will blend modern design with Melbourne's rich cultural heritage, incorporating the preserved historic Art Deco facades of iconic buildings, Diamond House, Public Benefit Bootery, Allan's, and the York Building. Together, the new buildings will rise 10 storeys behind these façades above Bourke Street Mall, anchoring two distinct hotels that offer their own unique identity, brand personality, and guest experience.
Whilst Holiday Inn is a globally trusted name offering contemporary comfort, the Hotel Indigo brand may be less familiar to local audiences, and its arrival will mark an exciting new offering of its boutique, design-led identity to a local audience.
Part of IHG Hotels & Resorts, Hotel Indigo is a boutique lifestyle brand inspired by the neighbourhoods it inhabits – where every detail, from design to dining, tells a local story. To bring this vision to life in Melbourne, IHG partnered with leading architecture and design studio Buchan, whose team worked to imbue the project with a strong sense of place. Scott Hamilton, General Manager of Hotel Indigo Melbourne Little Collins and Holiday Inn Melbourne Bourke Street Mall, shares,
"This project has been an opportunity to reimagine the way hotels activate the city. By building upon heritage and layering in art, laneway references and design – the result is something that feels authentically Melbourne.”
Hotel Indigo Melbourne Little Collins and Holiday Inn Bourke Street Mall will sit atop a dazzling, newly designed Melbourne Walk retail precinct, which will include the biggest JD Sport in the Southern Hemisphere, along with international art toy brand Pop Mart selling its highly sought-after Labubus. These will sit alongside coffee, F&B and retail offerings, providing a bustling shopping destination, breathing life back into Bourke Street Mall.

The hotel will feature 179 design-forward rooms that draw inspiration from Melbourne's storied laneways. Signature Mondrian Blue tones appear throughout, a nod to Melbourne's blue street signs. A soaring spiral staircase connects levels two through five, setting the tone for a hotel experience that is as architectural as it is artistic. The dramatic cathedral-like atrium space will be anchored by a three-storey 'cabinet of curiosities' artwork from by acclaimed Adelaide-born, Melbourne-based muralist and figurative painter Lisa King, creating an immersive moment for guests on arrival.
Playful storytelling continues throughout the hotel, with monkey motifs subtly incorporated as a tribute to the former bookstore owner on-site, known for keeping a live menagerie. In each guest room, map-like artwork of Melbourne adorns the walls, each with a glowing diamond light pinpointing the hotel's exact location. Recycled terrazzo side tables made from Skyy Vodka bottles will bring sustainability into the design story.
The hotel's Suite includes a kitchen, lounge, and private terrace – perfect for a rockstar stay. The grassy outdoor courtyard, surrounded by glowing gold light wells that connect to the retail levels below, will offer the perfect setting for private events. Dining will be led by Chef Darryl Hand, with a 'modern Melbourne' menu that will be refined yet approachable.

Holiday Inn Melbourne Bourke Street Mall will bring a bright, family-friendly energy with 273 rooms informed by a clean Scandinavian aesthetic of ash pine and pops of greenery. Guests will enter via Little Collins Street and be welcomed by a greenery-backed “hello” sign, setting a warm and inclusive tone. Guest rooms will feature modern artworks inspired by Melbourne's monuments and its city skyline, and will include four double-double room types, perfect for families or small groups.
Guests can stay active using the state-of-the-art gym, outfitted with Lifecycle fitness equipment and dine in the vibrant, light-filled all-day restaurant. The menu will range from fresh buffet breakfasts to hearty burgers, steaks, pizzas, and standout BLTs, where kids under 12 eat for free. The hotel's pièce de résistance – a 220 square metre private terrace event space – offers unobstructed views out over Bourke Street Mall to the striking GPO clock tower, the historic Myer building, and Melbourne's city skyline.
The dual opening marks a significant moment not only for IHG but for Melbourne's hospitality landscape, showcasing how heritage, design, and experience intersect in the city's vibrant heart. Hamilton shares,
“This is more than just two hotels, it is a new chapter for Melbourne's city centre – one that reflects where the city is heading and celebrates where it's come from.”
