Portuguese Property Market Hots Up as Stock Levels Hit Historic Lows

The latest RICS/ Confidencial Imobiliário (Ci) Portuguese Housing Market Survey has reported a significant fall in the number of homes for sale in Portugal. Ricardo Guimarães, Director of Ci, reports:

 

“The main constraint comes from the lack of houses on market available to sell. Data from Confidencial Imobiliário shows that stock levels are at historic lows, in both the new and second-hand segments.”

 

The finding is echoed by data from Idealista, which shows that the stock of homes for sale in Portugal plummeted by 23% between Q3 2021 and Q3 2022, and Kronos Homes, which owns and operates a number of residential developments across Portugal. Alda Filipe, Sales and Marketing Director, Kronos Homes comments:

 

“There is a scarcity of real estate product in Portugal compared to many other destinations. The market has been so buoyant of late, with buyers not only from the traditional nations such as Britain and Ireland but now the US, Canada, South America and even France, resulting in a shortage of completed homes available to buy.

 

“Portugal has become the place to be, it's not over developed or overly dense, tourism levels are now higher than 2019 which was already a bumper year. We have seen, since the pandemic, a rise in the number of people relocating to Portugal to live full time or for longer periods of time, especially due to the innovations around nomadic working.
