Heritage Sydney CBD Office Gets Luxury Apartment Makeover

A heritage-listed boutique office building, 'Clarence Place' at 222 Clarence Street in Sydney's highly-sought after CBD, is set to bring the next level of luxury office accommodation to Australia with a major whole building renovation.

Inspired by New York, the whole building is going through a refurbishment, which commenced August 2017 and is due for completion mid 2018. The process is being undertaken on a floor by floor basis, with level one to be completed December 2017.
 
Knight Frank's Robin Brinkman and Ryan Grace and TGC's Danny Condell and Hamish McKay are leasing the property on behalf of April Group.
 
According to Knight Frank's Director, Office Leasing, NSW Robin Brinkman, this next-level accommodation will suit a range of occupiers. “We are anticipating high levels of interest from the design and architecture industries, as well as the TAMI sector – encompassing technology, advertising, marketing and IT.”
 
According to Knight Frank's latest research, the Sydney CBD is entering a period of significantly constrained supply over the next two years – while vacancy continues to fall below equilibrium levels.
 
Mr Brinkman said, “Amidst a background of strong tenant demand in the Sydney CBD market, we've seen significant secondary stock withdrawals and a tightening vacancy rate. We are also seeing blue-chip tenants seek the best office accommodation to attract and retain the best talent.
 
“These factors are contributing to the demand for quality CBD office accommodation, which will have a flow-on effect into enquiries for assets such as Clarence Place,” said Mr Brinkman.  
 
Originally constructed in the 1880s, the ten storey building at 222 Clarence Street was previously refurbished in 1991. It has a net lettable area of 2,900 square metres with boutique 316 square metre floorplates.

Located less than 100 metres from the Queen Victoria Building and Town Hall Station, Clarence Place is set to feature a stone foyer and brand-new glass lifts, while the office accommodation is bathed in light from windows on three sides.
 
The finishing touch to the project will be the conversion of the basement and ground levels into a bar and dining space, with discussions currently underway with a high profile operator.
